Innovation Master Plan

Prince William County, Virginia (Metro Washington, DC), USA

"Innovation" is a Class-A technology park located in the far western suburbs of Washington, D.C. The park surrounds the Prince William campus of George Mason University, and the synergies of this proximity have paid a variety of dividends to both public and private interests.

Initially, we were engaged to prepare a master plan update for the park. Through an intense, stakeholder-based process, a desire emerged for a "town center" that would provide park employees a place to congregate, dine, and recreate in a pedestrian-scale setting connected to the rest of Innovation. In response, we built a master plan concept around the town center premise that featured a significant densification of the park as a whole. The new master plan, along with an enabling zoning overlay district that we also prepared, was approved by the Board of County Supervisors in August 2005.

Existing and approved tenants in Innovation include Eli Lilly, American Type Culture Collection, the Federal Bureau of Investigation, Comcast, Media Tech, Progeny Systems, Logis Tech, and Prologic.
